Minor Works Framework for Mechanical, Electrical, & Plumbing and Building Fabric Projects

Coming soon

Framework Description

The Bank of England is procuring a Minor Works Framework for contractors to deliver minor construction, maintenance, upgrade and refit projects across its property portfolio. It has two lots: mechanical, electrical and plumbing (MEP) minor works, and building fabric minor works. The framework is at the procurement stage, is not a DPS, and is due to end on 31 January 2031.

Context & Use Case

The Bank uses minor works contractors to keep critical building systems running and to deliver refits, planned upgrades and responsive maintenance with minimal disruption to its operations. Contractors will work in a secure, operational central government estate, so planning, access arrangements and conduct on site matter as much as technical delivery when the Bank calls off work.

Scope of Services

Lot 1 - Mechanical, electrical and plumbing minor works Lot 2 - Building fabric minor works Responsive maintenance and planned upgrades Refit and facility improvement projects

Lots

Lot 1 - Mechanical, electrical, and plumbing minor works; Lot 2 - Building Fabric Minor Works

Who Can Apply

Building services contractors suit Lot 1, and general builders and fabric specialists suit Lot 2. The procurement is at the tender stage; once appointed, the supplier list is fixed until 31 January 2031. Contractors with government or institutional building references and the right accreditations are best placed.

Buyer Benefits

The Bank gains pre-qualified contractors in each discipline, so it can place minor works quickly and keep its estate operating without a fresh procurement for every job. Splitting MEP from building fabric gives it specialists in each area rather than generalists stretched across both, and supports continuity across the framework term.
