CHIC Fire and Building Safety Framework

Live

Framework Description

CHIC's Fire and Building Safety framework helps housing members meet their fire safety and Building Safety Act obligations. It has three lots: installation and replacement, servicing and maintenance, and consultancy and management. It was awarded on 1 February 2025 and runs until 31 January 2029, with no extension, giving members a single route across the whole fire safety cycle.

Context & Use Case

Landlords use it for fire safety remediation and upkeep across their stock, from installing alarms and sprinklers and replacing fire doors to servicing active and passive systems. They also commission fire risk assessments, fire strategies, fire door inspections and waking watch when needed. Cladding and facade engineering work is covered too, in both installation and consultancy workstreams.

Scope of Services

Lot 1: Installation and replacement of detection, suppression and passive protection Lot 2: Servicing and maintenance of active and passive fire protection Lot 3: Fire safety consultancy, risk assessment and management Compartmentation, fire doors and cladding works Waking watch personnel

Lots

Lot 1 Installation and Replacement; Lot 2 Servicing and Maintenance; Lot 3 Consultancy and Management

Who Can Apply

Fire protection installers, fire door and compartmentation contractors, servicing companies and fire safety consultants working in housing. Applications for this framework are closed until it is re-tendered, around 31 January 2029.

Buyer Benefits

Building safety is a top regulatory priority for landlords. This framework gives them a fast, compliant route to installers, servicing teams and consultants under one set of terms. Covering design, installation and maintenance means remediation can move from assessment to completed works without a fresh tender at each stage.

Next Steps

Appointed suppliers should make sure members know their lot coverage and third-party certification (such as BAFE or FIRAS), and keep records ready for building safety audits. Others should register through the 'Become a supplier' section of CHIC's website to hear about the next procurement, and gather certified project evidence before January 2029.

How Athena Can Help

Fire safety call-offs are evaluated closely on competence and certification. Athena's Bid Health Check service and bid writing make sure your responses show third-party accreditation, quality control and resident engagement clearly.

If you are not on the framework, we can line up the fire and building safety frameworks and dynamic markets open across housing and the public sector, and manage the submissions through framework registration help. Our help with public tenders covers remediation contracts that landlords tender directly.
