CHIC Fire and Water Risk Assessments Framework

Live

Framework Description

CHIC's Fire and Water Risk Assessments framework gives housing members specialist assessors for fire risk assessments (FRAs) and water hygiene risk assessments. It has two lots, one for water hygiene and one for fire. It ran from 16 March 2021 and ends on 16 November 2026, with no extension, so members will need a successor route for these assessments.

Context & Use Case

Landlords use it to keep FRAs current for blocks and communal areas, and to assess Legionella risk in water systems. These are recurring legal duties, so programmes are often commissioned across whole portfolios rather than building by building. The assessments then drive remedial works ordered through other routes, such as CHIC's works frameworks.

Scope of Services

Lot 1: Water Hygiene Risk Assessments and Consultancy Lot 2: Fire Risk Assessments Legionella risk management advice Risk assessment reporting for landlords

Lots

Lot 1 Water Hygiene Risk Assessments and Consultancy; Lot 2 Fire Risk Assessments

Who Can Apply

Fire risk assessors and water hygiene consultants with recognised competence and accreditation. Applications for this framework are closed and it ends on 16 November 2026, so new suppliers must wait for CHIC's successor arrangement.

Buyer Benefits

Landlords get competent assessors for two statutory risk areas without separate tenders. Consistent assessment standards across a portfolio make remedial priorities easier to compare. Independent assessments also give boards and regulators evidence that risks are understood and being managed in a planned way.

Next Steps

Register interest with CHIC on the framework page for the successor procurement. Gather assessor qualifications and third-party certification, sample reports and evidence of portfolio-scale programmes delivered on time. Current suppliers should finish outstanding programmes before 16 November 2026 and record their delivery performance.

How Athena Can Help

Risk assessment tenders are often close on price, so quality marks decide them. Athena's bid consultants can show your assessor competence, report quality and programme management with evidence, and model the score you need against rivals.

Until the successor opens, our help to register on frameworks can secure places on other housing compliance frameworks. Our bid/no-bid support helps you choose which fire or water lots to compete for, and which to leave.
