CHIC Kitchens & Bathrooms Framework

Live

Framework Description

CHIC's Kitchens and Bathrooms framework gives housing members a route to replacement kitchens and bathrooms in existing homes and new build schemes. There are two lots, kitchens and bathrooms, each split into install only and supply and install, with 30 contractors appointed to each lot. It was awarded on 2 August 2024 and runs until 1 August 2028, with no extension.

Context & Use Case

Landlords use it for planned component replacement programmes, where kitchens and bathrooms reach the end of their life in tenanted homes. They also use it for fit-outs on new build schemes. Install only suits landlords that buy materials separately, for example through a supply framework. Call-offs are by direct award or mini-competition.

Scope of Services

Lot 1: Kitchens, install only Lot 1: Kitchens, supply and install Lot 2: Bathrooms, install only Lot 2: Bathrooms, supply and install

Lots

Lot 1 Kitchens (Install; Supply and Install); Lot 2 Bathrooms (Install; Supply and Install)

Who Can Apply

Planned works contractors and kitchen and bathroom installers experienced in occupied social housing. Applications for this framework are closed, with 30 contractors on each lot, so others cannot join until it is re-tendered, around 1 August 2028.

Buyer Benefits

Replacing kitchens and bathrooms in occupied homes is disruptive, so landlords value contractors with proven resident liaison and quick turnaround on each home. The framework gives them a large pool to compete programmes regionally. The choice between install only and supply and install lets them use their own materials deals where these are better.

Next Steps

Appointed contractors should target members with planned investment programmes and present resident satisfaction and days-per-property data. Others should register interest with CHIC before the 2028 re-tender, and build evidence from social housing component replacement contracts, with resident feedback. Void turnarounds and new build fit-outs are worth documenting too, as members also use the framework for both.

How Athena Can Help

With 30 contractors on each lot, mini-competitions are tough. Athena's competitive bid support helps appointed firms stand out on resident liaison, programme and price, and adds a Bid Health Check for standard responses.

If you are preparing for the 2028 re-tender, we can plan early and build your evidence. Meanwhile, our framework entry service prepares applications for other planned works frameworks that are open now. Our public sector contract bidding support covers kitchen and bathroom programmes landlords tender themselves.
