Framework Description
Community Housing's Planned Works Framework (reference 1362) is a 44-lot agreement for planned, cyclical and improvement works, compliance services and related professional services on housing and building assets. Eight optional lots are split by value, below and above £1.2 million. It runs until 20 August 2030, with no extension. The Find a Tender notice reference is 035155-2026.
Context & Use Case
Community Housing and other authorised users, including housing providers, health authorities, educational institutions and other contracting authorities, use it to appoint specialist contractors for planned programmes. These range from fire precaution works and kitchens to heat pumps, lift maintenance and statutory testing. Value-split lots let buyers match larger capital schemes to suitably sized contractors.
Scope of Services
Fire precaution works, asbestos, water hygiene and statutory testing Windows and doors, door entry and automated gates Kitchens, bathrooms and adaptations Gas and commercial heating, air conditioning and heat pumps Roofing, damp and mould, and lightning protection Energy efficiency and solar PV Lift maintenance Surveying, engineering, architecture and CDM services
Lots
44 lots covering planned, cyclical and improvement works including fire precaution works; windows and doors; kitchens and bathrooms; gas and commercial heating; roofing; damp and mould; lift maintenance; energy efficiency; door entry; adaptations; asbestos; water hygiene; air conditioning; lightning protection; solar PV; heat pumps; automated gates; statutory testing
Who Can Apply
Specialist contractors and consultants in any of the 44 lots, from small compliance firms to contractors able to take schemes above £1.2 million. The framework is live and applications are closed, so firms not appointed cannot join until it is re-tendered, around 20 August 2030.
Buyer Benefits
With 44 narrow lots, buyers can go straight to a lightning protection or automated gates specialist rather than a generalist main contractor. Value tiers keep selection proportionate. Because the framework is open to health, education and other public bodies, specialists can win work beyond housing.
Next Steps
Appointed suppliers should let authorised users know which lots and value bands they hold, and keep compliance documents up to date. Others should check notice 035155-2026, and any award notice linked to it, to see who holds places in their trade. They should then consider subcontracting through appointed suppliers, and plan for the re-tender around August 2030.
How Athena Can Help
For appointed suppliers, Athena can help win the call-off competitions under your lots. Our bid response team writes the method statements and models price and score against likely rivals.
For firms outside the framework, we can identify the housing and public sector frameworks for your trade that open before 2030. Our framework registration experts then handle the applications. We also offer public sector bid planning for the re-tender, including which lots and value bands to target.
