Responsive Repairs and Void Property

Live

Framework Description

Fusion21's Responsive Repairs and Void Property framework, which runs from 1 October 2026 to 30 September 2030, succeeds the Reactive Repairs & Empty Buildings framework. It gives housing associations, local authorities and the wider public sector a UK-wide route for reactive repairs, void works, security and clearance, disrepair and 24/7 contact centre services. It is a five-lot framework, not a DPS, and applications are closed.

Context & Use Case

Housing-focused bodies use it to maintain tenanted stock, turn void homes around quickly for reletting, handle disrepair caseloads and run round-the-clock repairs reporting lines. They can call off single services or bundled packages to match their operating model, for example combining void improvement with security and clearance, or adding 24/7 call handling to an in-house repairs team.

Scope of Services

Who Can Apply

Suits repairs contractors, void refurbishment specialists, security and clearance providers, disrepair contractors and contact centre operators. Suppliers were appointed for the four-year term and applications to the panel are closed, so others cannot join until the re-tender, likely around 30 September 2030.

Buyer Benefits

The successor framework adds disrepair and contact centre lots, reflecting the pressure landlords face on housing conditions and repairs reporting. Buyers value quick void turnaround to protect rent income, fast and well-documented disrepair fixes, and 24/7 call handling that keeps tenants informed.

Next Steps

Appointed suppliers should make sure housing clients in their regions know their lot coverage, and keep void turnaround and disrepair outcome data ready for call-offs. Others should note the framework started in October 2026 and runs to 30 September 2030, so build evidence through other repairs routes and prepare early for the re-tender.

How Athena Can Help

With the framework newly live, appointed suppliers can build early momentum. Athena's tender writing support creates call-off responses on void turnaround, disrepair handling and resident communication, with competitor scoring to guide pricing.

For contractors outside it, our framework opportunity search finds other repairs and void routes open now and plans for the 2030 re-tender, and our housing sector bidding advice helps you decide which landlord tenders to pursue and which to pass on.
