Construction Framework London under £20M

Live

Framework Description

Construction Framework London under £20M gives public sector clients in London a ranked list of pre-qualified contractors for projects worth up to £20 million. Run by the National Framework Partnership, it has a five-year term from 15 September 2025 to 15 September 2030. It is a single-lot framework rather than a DPS, closed to new applications, covering new build, refurbishment and estate improvement work across housing, education, healthcare and civic buildings.

Context & Use Case

London boroughs, housing associations, schools and health bodies use it for smaller new builds, infill housing, school extensions, refurbishments and repair programmes. Clients can select a ranked contractor directly when they need to move quickly, or run a mini-competition when they want to test price and quality. Many of these schemes are in occupied neighbourhoods, so resident liaison matters.

Who Can Apply

Suits London-based or London-active contractors, including SMEs, with public sector projects up to £20 million, the right accreditations and a good safety record. New firms cannot join until the re-tender before 15 September 2030.

Buyer Benefits

Buyers get contractors who know London's planning, logistics and community expectations, on a route sized for mid-value work. Direct selection saves time on urgent schemes, and agreed terms reduce legal and procurement costs. A separate under-£20M route also keeps smaller contractors in contention.

Next Steps

Appointed contractors should introduce themselves to London clients with active capital programmes and turn early projects into repeat work. Others should note the 15 September 2030 end and build evidence of London public sector projects, resident engagement and local employment ahead of the next tender.

How Athena Can Help

Mid-value London schemes attract strong competition from contractors of every size, so answers must stand out. Athena's bid writers for construction help appointed contractors win mini-competitions with clear methodology, resident engagement plans and a Bid Health Check before submission.
