Fire Safety Works Framework - Passive Fire Protection

Live

Framework Description

South East Consortium's Fire Safety Works Framework includes this Passive Fire Protection lot for fire stopping, compartmentation and related works in communal areas and individual homes. It was awarded on 23 January 2026 and runs until 22 January 2030. It is a conventional framework lot with a fixed panel rather than a DPS.

Context & Use Case

Contracting authorities use it to keep compartmentation and fire stopping effective under building safety regulations, often after surveys reveal gaps around service penetrations or between floors. Contractors survey, remediate, make good and provide documentation that feeds the Golden Thread under the Building Safety Act. Work is awarded directly or through mini-competition among the appointed contractors.

Scope of Services

Compartmentation surveys and remediation Fire stopping between floors, walls and compartments Sealing of service penetrations Making good and reinstatement Golden Thread documentation under the Building Safety Act

Lots

Single lot (Passive Fire Protection, within the five-lot Fire Safety Works Framework)

Who Can Apply

Suits passive fire protection contractors with third-party accreditation such as FIRAS and experience of remediation at scale in occupied buildings. Applications for this lot are closed; contractors not appointed must wait for SEC's re-tender, likely around 22 January 2030.

Buyer Benefits

Poorly installed fire stopping is hard to spot and costly to fix, so buyers value accredited contractors whose work is documented and traceable. The lot links survey, remediation and Golden Thread records in one route, which helps landlords evidence compliance to the Building Safety Regulator.

Next Steps

Appointed contractors should give SEC members clear photographic and documentary evidence of each installation, as Golden Thread records face growing scrutiny. Others should keep FIRAS or equivalent accreditation current, build remediation case studies in high-rise and occupied housing, and plan for the re-tender around January 2030.

How Athena Can Help

Passive fire protection bids win when they prove competence and traceable records. For contractors already appointed, Athena's bid managers and writers build call-off responses around accreditation, survey method, programme and Golden Thread documentation.

For others, our framework access support identifies other fire remediation frameworks and dynamic markets that are open now, and our bid decision support helps you decide which ones justify the effort before SEC's 2030 re-tender comes round.
