The Swaythling Housing Society Ltd (Trading as Abri)

Framework For (A) Roofing Services And/or (B) Scaffolding Works

Coming soon

Framework Description

Abri, the trading name of The Swaythling Housing Society Ltd, is procuring a framework for roofing services and scaffolding works across its homes in the South West, South, South East and London. It has eight lots: planned and responsive roofing for three regions, scaffolding for Regions 1 to 3, and scaffolding for West and Central London. The estimated value is £33.45 million excluding VAT.

Context & Use Case

Abri uses roofing contractors for planned roof replacement programmes and for responsive repairs and rectification, with scaffolding bought separately to support both residential and corporate sites. Separating planned from responsive work, and splitting by region, lets Abri appoint local specialists for each type of job and mobilise them quickly. Additional work at corporate sites may also be called off during the term.

Scope of Services

Lots 1–3: Planned roofing, Regions 1–3 Lots 4–6: Responsive roofing, Regions 1–3 Lot 7: Scaffolding services, Regions 1–3 Lot 8: Scaffolding, Region 4 (West and Central London)

Lots

Yes: Roofing Planned Region 1-3 (Lots 1-3), Roofing Responsive Region 1-3 (Lots 4-6), Scaffolding Services Regions 1-3 (Lot 7), Scaffolding Region 4 West & Central London (Lot 8)

Who Can Apply

Suits roofing contractors and scaffolding firms with third-party accreditation and a base within Abri's regions. The February 2026 tender notice set a submission deadline of 23 March 2026, so firms that did not bid are unlikely to get on this time; once awarded, the framework will be closed to new applications.

Buyer Benefits

Abri gets accredited contractors close to its homes, with separate routes for planned and responsive roofing so urgent repairs are not held up by programme work. Buying scaffolding separately gives tighter control of access cost and safety, and a regional structure makes room for local SMEs alongside larger firms.

Next Steps

If you bid, prepare to mobilise in your lot regions: the notice estimated an award decision on 26 June 2026 and a term to June 2028, extendable to June 2030. If you did not, check the latest notice version on Find a Tender and Abri's In-Tend portal (https://in-tendhost.co.uk/abri/aspx/Tenders/Current) for any change, and build accredited roofing and scaffolding references for the next round.

How Athena Can Help

Abri's tender has closed, so the focus now is on what comes next. For contractors awaiting the outcome, Athena's bid writing team can prepare call-off and mobilisation responses that show quality, sustainability and efficiency, the themes Abri stressed.

If you missed this round, our framework registration help includes a 6 to 12 month plan of roofing and scaffolding frameworks opening across the South and London, and our bid/no-bid analysis helps you choose which of those to pursue.
