Minor Works, Repairs and Refurbishment Framework

Live

Framework Description

United Lincolnshire Teaching Hospitals NHS Trust (ULHT) has awarded a multi-supplier framework for minor works, repairs and refurbishment (reference C462702), with Lincolnshire Community Health Services (LCHS) and Lincolnshire Partnership NHS Foundation Trust (LPFT) as participating authorities. Contractors were appointed in September 2026 across nine trade lots. The framework runs from 27 September 2026 to 26 September 2029, with a one-year extension option to 26 September 2030.

Context & Use Case

Estates teams use it for repairs and refurbishment at ULHT's main sites, Lincoln County Hospital, Grantham and District Hospital and Pilgrim Hospital in Boston, and at LCHS and LPFT sites across Lincolnshire. Other organisations in the Lincolnshire, Nottinghamshire and Derbyshire ICS cluster may also be able to use it. No volume of work is guaranteed to appointed contractors.

Scope of Services

Lot 1: Mechanical services, including plumbing, gas and water pipework Lot 2: Electrical services Lot 3: Building and joinery, including groundworks and roof repairs Lots 4 and 5: Painting and decorating; floor and wall coverings Lot 6: Glazing and boarding, including emergency glazing Lot 7: Drainage, including jetting, CCTV surveys and gulley cleaning Lot 8: Out of hours call centre service Lot 9: Specialist and ad hoc works, including HVAC and access control

Lots

Lot 1 - Mechanical Services; Lot 2 - Electrical Services; Lot 3 - Building and Joinery; Lot 4 - Painting and Decorating; Lot 5 - Floor and Wall Coverings; Lot 6 - Glazing and Boarding; Lot 7 - Drainage; Lot 8 - Out of Hours Service; Lot 9 - Specialist/Ad Hoc (Lot 10 - Equipment Hire was not awarded)

Who Can Apply

Suits building, M&E, drainage and specialist maintenance contractors able to work in live healthcare settings across Lincolnshire. The framework was awarded in September 2026 and applications are closed, so contractors not appointed cannot join until it is re-tendered, likely ahead of 26 September 2029 or, if extended, 2030.

Buyer Benefits

The trusts get contractors already checked for healthcare working practices, so urgent repairs can start quickly and planned works stay on programme. Shared terms across three organisations reduce procurement effort and give buyers better rates through combined spend. Buyers also value contractors who can respond out of hours.

Next Steps

Appointed contractors should introduce themselves to estates teams at all three trusts and keep response times, compliance records and job data ready for review. Others should read the award notice on Find a Tender to see how each lot was awarded, note that the equipment hire lot was not awarded, and build healthcare estates references ahead of the re-tender expected before 26 September 2029.

How Athena Can Help

On a nine-lot NHS framework, appointed contractors still have to win the work. Athena's tender writers for contractors help you compete with answers on working in live clinical areas, response times and quality, all compliance-checked, and we model your rates so they win while protecting margin.

If you missed this round, our healthcare estates framework pipeline identifies other NHS minor works frameworks across the region, and our NHS bid advice prepares you for the Lincolnshire re-tender, including social value.
